LUTZ -- A zoning hearing master on Tuesday will consider what could be a hotly contested rezoning on Lutz-Lake Fern Road.
Pulte Home Corp. wants to build 83 homes on nearly 37 acres of cow pasture just outside VillaRosa.
Originally, Pulte wanted to build 95 houses. But county planners, not to mention VillaRosa neighbors just across the wall, said no more than 73 lots should be allowable.
So last month, the whole idea took a breather. Last week, Verizon Classic golf fans parked in the 37-acre cow pasture.
Pulte, meanwhile, has lopped off 12 lots in hopes of persuading a zoning hearing master to endorse the development.
John Grandoff, Pulte's attorney, said landscaping and other features were drawn into Pulte's plans to make them more acceptable to the neighbors.
"We've moved," Grandoff said. "Now it's time for them to show some movement." (Petition 02-0048)
County commissioners are scheduled to hear the following petitions Tuesday:
TOWN 'N COUNTRY: East Group Properties wants to develop 108,000 square feet for light industrial uses at the northwest corner of Benjamin Road and Flora Street. A home and a communications tower now occupy the 9-acre site. County staff, the Planning Commission and a zoning hearing master have recommended approval of the project. (Petition 02-0062)
CARROLLWOOD: The county's real estate department wants to rezone a 0.6-acre parcel at the northeast corner of N Dale Mabry Highway and Linebaugh Avenue. The property would be used as a retention pond and parking spaces for the Cypress Pointe Office Center, which lost land when the county widened Linebaugh Avenue. (Petition 02-0085)
TOWN 'N COUNTRY: County staff are endorsing a request to convert a home at the southwest corner of Hanley and Jackson Springs roads into an office. (Petition 02-0112)
LUTZ: Frank and Gloria Lastra want to use 7.5 acres at the southeast corner of Whitaker Road and U.S. 41 for overnight commercial truck parking. They also want permission to use the property's southern portion for recreation vehicle and boat/trailer storage. County staff are recommending denial of portions of the request. (Petition 02-0064)
A zoning hearing master is scheduled to hear the following petitions this week: CITRUS PARK: The owner of a 0.41-acre parcel at Gunn Highway and Pulitzer Road wants a rezoning that would allow a home and office building. The land is now approved for a gas station, convenience store and drive-through restaurant. (Petition 01-1518)

Hearings of county zoning hearing masters and land use hearing officers, and land use meetings of the County Commission are held on the second floor of the County Center, 601 E Kennedy Blvd. Zoning hearings begin at 6 p.m., and commission meetings begin at 9 a.m. Both are televised on government access channels.
