Wyndtree asks to amend its plans

The developers say they plan to more than halve the commercial space and raise the residential area by 67 percent.

The developers of Wyndtree want to rezone their land to hold as many as 550 more apartments, an increase of 67 percent over the 820 homes allowed on the property now.

Schickedanz Brothers-Pinellas Ltd. has asked Pasco County to amend Wyndtree's 10-year-old master plan to reduce commercial space northeast of Mitchell and Seven Springs boulevards from 250,000 square feet to 117,000 square feet.

In exchange, Schickedanz wants permission to build as many as 550 more town homes on the 13 acres.

Jerry Figurski, the Schickedanz attorney, stressed that developers plan to build only 62 town homes on the land but insist on vesting the property with its fullest permissible number of homes.

Otherwise Schickedanz could lose the right to restore the 250,000 square feet of commercial if the town home development didn't pan out, he said.

"Nobody wants to relinquish the right that he has unless he knows he'll absolutely never use it," Figurski said Monday.

The bulk of Wyndtree, a development mostly of single-family homes, sits south of Mitchell Boulevard near the Pinellas County border. Canadian-based Schickedanz has developed the property since 1992.

The rezoning request is scheduled for a June 12 hearing before the Pasco Planning Commission. The county commissioners, who have the final say, have placed it on the calendar for July 9.

In other business, the county is processing a request to rezone 18 acres north of Massachusetts Avenue to build a 75-unit apartment complex called Magnolia Valley Villas.

The land, about a quarter-mile east of Rowan Road, abuts the Magnolia Valley Golf Course and sports a swimming pool and driving range. The land belongs to the Lenhardt Family Land Trust.
