Plans for trendy space are aloft
Yet another developer is planning to build pricey lofts in Ybor, this time simulating a Seventh Avenue storefront.

YBOR LOFTS: It's not like us to say we told you so. But lofts are still gaining momentum as the essential mode of abode for urbane urbanites.
Douglas Swain, director of developer services for Smith and Associates, says ground will break midsummer for Ybor Citilofts at Avenida Republica De Cuba (14th Street) and Fourth Avenue.
The brick and stucco facade will simulate a typical Seventh Avenue storefront. The project's 13 units will have two-story, one- and two-bedroom floor plans, with either 1,350 or 1,765 square feet.
Wood floors, stainless steel appliances, balconies and communal areas will help account for the $184,500 to $238,000 price range. That and the go-go Ybor ambience of late, if that's your sort of thing.

HARTLINE EXPANDING: The imposing support beams sticking out of the ground across the street from downtown's Oaklawn Cemetery and Morgan Street Jail will become HARTline's Marion Street Transit Terminal.
Le Chase Construction Services is handling the $5-million project, which occupies an entire block bordered by Fortune, Laurel, Marion and Morgan streets. Le Chase's director of operations Manuel Sanchez says the project's tentative completion date is mid-August.
MEDS, MEDS AND MORE MEDS: By now Mediterranean has to be the official architectural style of new commercial construction projects in South Tampa.
A two-story professional office condo, in said motif, rises at Platt Street and South Boulevard. The moniker: 900 Platt St. That will also be the new address of the Cappy Law Group, and Abrahamson and Uiterwyk law firm.
Gary Cohen, of project developer ABC Capital Corp., says 900 Platt's remaining suite, comprising 2,850 square feet, is available for rent.
The customary Spanish tile roof will top off the completed building by about Sept. 1. If you, too, are mad for Med and want to rent at 900 Platt, call Cohen at 254-8888, Ext. 202.
NOT EVERYTHING IS MED: Like the new office suite completed at Swann Avenue and Henderson Boulevard in February. It won't win any awards but is rather more sightly than the Cottman Transmission Center it replaced.
So far only one of the three units is occupied, Statscript Pharmacy/Chronimed at 3609 Henderson. But Rich Holder of the building's developer Commercial Asset Managers said that's about to change. A cellular phone company is likely to move into 3601 within 60 days, Holder said.
As for the remaining 3605, "We've had lots of conversations with lots of people," he said. "It lends itself to high profile retail. But we've also had people like lawyers and title offices inquire."
Meanwhile, the 27,000-square-foot, bunker-like office building at the southeast corner of Rome Avenue and Cleveland Street has been gutted for renovation.
Half of that space will be leased to the law firm of Allen, Dell, Frank, and Trinkle. They should occupy by the end of August, according to Cheryl Conner, leasing agent with Bay Villa Developers. They, along with Azzarelli Builders, are partners in the building, which will be named after its address, 202 S Rome.
Conner said another law firm is considering leasing the other half of the building, but nothing's been finalized. For information, call her at 247-4949.
