Zoning: Builder ready to present 135-home project

Developers are scheduled to pitch their plans to Hillsborough County commissioners on Tuesday for River Chase, a 135-home subdivision south of the Twin Branch Acres community.

The project is being proposed for 53 acres off N River Road, north of Memorial Highway. Lots sizes would range from 4,500 square feet to 7,500 square feet.

Residents who live nearby voiced opposition to the project at May's zoning hearing master meeting, citing the development's smaller lot sizes and increased traffic River Chase would likely generate.

Nonetheless, zoning officials are endorsing the proposal, but attaching several conditions to the development regarding road improvements, buffering and environmental standards.

A mobile home now occupies the undeveloped property. (Petition 02-0534)

LUTZ: Commissioners will also hear a request for a rezoning that will allow professional office uses on a 0.51-acre parcel at the southeast corner of Sinclair Hills Road and Florida Avenue. The applicant plans to develop a 4,400-square-foot building. County staffers and a zoning hearing master are recommending approval of the project. (Petition 02-0705)

LUTZ: DeBartolo Property Group will ask for county permission to develop 30,000 square feet of office space on the west side of Florida Avenue, north of Sinclair Hills Road. A home now occupies the 8.2-acre site. County staffers are recommending the building use pitched roofs and be limited to a height of two stories. (Petition 02-0427)

KEYSTONE: Belleair Development Group wants commissioners to modify architectural design plans for a commercial development and day care center approved in December 2000 for the northeast corner of Gunn Highway and Van Dyke Road. The Planning & Growth Management Department has endorsed the request. (Petition 02-0876)

A land use hearing officer was scheduled to hear the following petitions Friday: ODESSA: New Hope Community Church on Lakeside Drive wants county permission to eliminate sidewalks from redevelopment plans. "The cost of sidewalks is estimated at $11,000," writes the church in a written statement to the county. "This is an unanticipated and onerous expense to the church." The church is planning to expand its sanctuary from 75 seats to 110 seats. (Petition 02-0444)

LUTZ: Stillwater Inc. wants to be able to sell beer and wine at its proposed 2,520-square-foot restaurant in the Lutz Lake Crossing Shopping Center on Dale Mabry Highway at Lutz-Lake Fern Road. The restaurant would lie within the county's required minimum distance from a church. (Petition 02-0841)

Hearings of county zoning hearing masters and land use hearing officers, and land use meetings of the County Commission are held on the second floor of the County Center, 601 E Kennedy Blvd. Zoning hearings begin at 6 p.m., and commission meetings begin at 9 a.m. Both are televised on government access channels.
