Project would combine housing, work

LUTZ: A 26-acre plot on U.S. 41 just south of the Pasco County line is being considered for a mixed-use development of offices and homes.

Property owners Robert and Elizabeth Kelly have teamed up with Dara Khoyi of Teamkar Development Corp. on the Reserve on Lake Kell.

Site plans include 16,000 square feet of office space, eight homes with minimum lot sizes of an acre, tennis courts, swimming pools and a 1,500-square-foot clubhouse with two guest bedrooms. The office buildings would be limited to 5,000 square feet and residential in design with porches.

Khoyi and the Kellys plan to live and work on the site, now zoned for 25 homes.

A zoning hearing master is scheduled to hear the request Nov. 18. (Petition 02-1309)

KEYSTONE: The developer of Highland Park, a neotraditional community planned for 320 acres off Race Track Road, wants to make minor changes to the project's site plans.

Leslie Land Corp. seeks county approval to redesign roads within the development, place both of its planned sit-down restaurants along the property's lake and add an optional pedestrian underpass within its townhome portion of the project.

County commissioners are to hear the request Oct. 8. (Petition 02-1313)

UPPER TAMPA BAY: A misinterpretation of site plans has forced Hunt & Hunt Properties to seek approval again of an industrial office park at Hillsborough Avenue, west of Double Branch Road.

According to the petition, commissioners approved the request earlier this year without considering the height of the buildings or calculating the floor space of the second story of a proposed office building. The project now considered will include 75,000 square feet of space with buildings no higher that 35 feet.

Commissioners are scheduled to hear the modification Oct. 22. (Petition 02-1306)

NORTHDALE: An 18-acre parcel west of Northdale may soon be occupied by homes. Developer Hung T. Mai wants a rezoning to allow a 52-home subdivision with minimum lot sizes of 7,000 square feet. The development, proposed for the corner of Wilcox and Lakeshore roads, would be called the Reserve at Lake LeClare.

CITRUS PARK: Louis Pappas Market Cafe could be coming to the Shoppes of Citrus Park. But before plans are final, it wants county permission to sell beer and wine at the restaurant proposed for 7877 Gunn Highway. Pappas needs a waiver to sell alcohol because it lies within the county's minimum distance requirements from homes and a high school. A land use hearing officer is scheduled to hear the request Oct. 18. (Petition 02-1284)

TOWN 'N COUNTRY: Adolfo Rubio wants to rezone 1.86 acres at 6620 W Linebaugh Ave. Rubio seeks to use the land now zoned for industrial uses for warehouse, office and small retail uses. A zoning hearing master is to hear the petition Nov. 18 (Petition 02-1314)

Hearings of county zoning hearing masters and land use hearing officers and land use meetings of the County Commission are held on the second floor of the County Center, 601 E Kennedy Blvd. Zoning hearings begin at 6 p.m., and commission meetings begin at 9 a.m. Both are televised on government access channels.
