Two new housing developments -- one near the Anclote River, another near Moon Lake -- would each add about 170 homes to the landscape in west Pasco County.
Orsi Development has asked the county to rezone 71 acres about a mile northeast of State Road 54 and Little Road. The land stretches south of Riverside Village, from Alvernon Drive to the Anclote River.
Orsi had the land rezoned to allow apartments and duplexes in 1987, installed utilities, but decided this year that single-family homes were what the market wanted. The project is tentatively called Riverchase Unit II.
"There's no demand for the multifamily," Orsi Development vice president Patricia Buck said Monday. "The single-family detached homes will fit in better."
The developer has yet to announce its lineup of builders and how much houses would cost. Buck said her project would raise property values in the community, which includes Seven Springs Golf & Country Club and Fairway Springs.
About 10 miles farther north, east of Moon Lake Road, a Pinellas County developer is trying to rezone 88 acres to build 173 mobile homes.
The parcel, sandwiched between Oconee Boulevard and Wonder Avenue in the Moon Lake Estates neighborhood, surrounds a 2-acre lake.
The Safety Harbor developer, Rose Builders, wants to rezone the land from agricultural to residential-mobile home. Rose's development plans, labeled Jasmine mobile home park, show double-wide homes with carports.
Both rezonings are scheduled for hearings before the Pasco County Planning Commission on Nov. 13 and the Board of County Commissioners on Nov. 26.
