Townhomes are expected to replace a banquet pavilion on 18 acre at Woody Woods.

LAND O'LAKES -- A cluster of townhomes will likely replace a Land O'Lakes banqueting pavilion shrouded by woods on State Road 54.

The 18-acre Woody Woods property, about a half-mile east of Collier Parkway north of SR 54, has found a buyer in the Byrd Corp., a Pinellas County housing developer.

It's part of a rash of recent development transforming the north side of SR 54 in Land O'Lakes.

A half-mile to the east, the Penner's Acres development calls for 300 houses, 200 apartments and shopping centers on 205 acres between Foggy Ridge Parkway and 20-Mile Level Road.

Because its view from the highway is largely blocked by wetlands, Woody Woods appears less attractive to commercial development, leading to the townhome proposal.

Byrd Corp. has developed residential projects in central Pasco, including the Chapel Pines neighborhood off Curley Road in Wesley Chapel, and the Enclave, a community north of SR 54 in Land O'Lakes.

Byrd has contracted to buy the 18 acres from property owner Barbara Woods, who has leased the land for about 15 years to a Tampa company called Lupton's Catering.

Lupton's uses Woody Woods' 200-seat banqueting pavilion for family reunions, wedding receptions, corporate picnics and other events.

The caterer has until Dec. 31 -- the apparent closing date -- to wrap up events at Woody Woods, company treasurer Nancy Lupton said Wednesday. Lupton's will continue to cater large events at its ranch near Plant City.

Woods is the same person who sold her 75-acre horse farm farther west at Collier and SR 54 for a commercial development, anchored by a Publix supermarket, called Collier Commons
