37 homes, new lake to replace old tree farm

LUTZ -- A 37-home neighborhood, appropriately named Pinecrest, is being cut into a former pine farm off Newberger Road. Like two larger developments under way along Newberger, Pinecrest will be pricey. Its 1-acre lots alone will cost between $80,000 and $100,000, and the five lakefront lots are priced between $140,000 and $190,000, said home builder Bill Allen. Lots with houses will start at $270,000; that assumes a minimum house size of 2,400 square feet. Allen said the nine lots reserved so far have been mostly for bigger homes. "Most of the people are tending toward 3,200 to 3,800 square feet," he said. Allen is developing Pinecrest in partnership with Ron Scaglione, another Lutz developer. Allen plans for his company, Peachtree Homes, to build many of the houses. But he expects to name a second builder in the project soon. Crews are installing drainage on the site now, and are digging a large retention pond they plan to call Pine Lake. Allen said the roads should be finished in January. He plans to begin construction this month on a 3,500-square-foot model home. Pinecrest is the third development to begin in recent months off Newberger Road. Wellington Manors, where ground was broken in October, will contain 126 houses starting at $300,000. The Sanctuary on Livingston near the Newberger intersection began during the summer. It's slated for 122 houses starting at $375,000. In Pinecrest, Allen is preserving 11/2 acres of the tree farm so it will provide a privacy zone behind nine of the lots.
