Mixed-use project okay across from new Outback
By Times staff writer CITRUS PARK: MTN Sheldon Road Partner's LLC can build a mixed-use development across from the new Outback Steakhouse on Sheldon Road, south of Westwind Drive. Plans call for up to 24,450 square feet of commercial/business space with two sit-down restaurants, upper-floor apartments and 24 condominiums. Commissioners Jim Norman and Ken Hagan voted against the project. (Petition 02-1445). * * * The Hillsborough County Commission also made the following decisions at its April 8 Land Use meeting: NORTHDALE: A vote on Home Depot's petition to expand its store on N Dale Mabry Highway was continued until the April 22 land use meeting. The home improvement retailer wants to add 10,000 square feet to its 26,674-square-foot garden center, develop a pickup area at the southern end of the store for customer loading, and reconfigure its parking lot. (Petition 03-0371). TOWN 'N COUNTRY: Campo Enterprises can proceed with a 60-townhome project on 9 acres at the end of Manhattan Avenue, about 400 feet from Humphrey Street. (Petition 03-0255). KEYSTONE: Thomas Development can move forward in building a 41-home subdivision off Gunn Highway, south of Peterson Road. The 13-acre site was approved for 115,650 square feet of commercial space. (Petition 03-0252). KEYSTONE: Herschel Bentley has permission to convert an existing home on N Mobley Road to offices. The rezoning allows up to 3,200 square feet of office uses on the 2-acre site southeast of Gunn Highway. (Petition 03-0025). LUTZ: Bella Vita Development can develop 13 homes on 9 acres off Indian Mound Road, north of Teepee Drive. A historic log cabin will be relocated. (Petition 03-0248). UPPER TAMPA BAY: A decision on Anayat Ali's request to build up to six homes on 7.7 acres of environmentally sensitive land off Memorial Highway was continued. The property is northwest of Countryway Boulevard. (Petition 03-0219) CITRUS PARK: A proposal for a 6,000-square-foot free-standing retail store on .62 acres at the north side of Citrus Park Drive, west of Easy Street, can move ahead. The project cannot include gas stations or convenience stores with gas stations. (Petition 03-0254). UNIVERSITY NORTH: Commissioners rejected UC2 Partners' request for a major modification that would have allowed it to sell motorcycles, all-terrain vehicles and personal watercraft on 19.4 acres off College Circle and Pine Street. Under a 1983 planned development approval, which allowed the owners to develop up to 191,224 square feet of commercial space, the property was zoned for a 1,700-seat movie theater. (Petition 03-0045). * * * County land use hearing officers reviewed the following proposals: CARROLLWOOD: Andrew Baker recommended approval of a revised plan for a 27-home subdivision where Bern's Steak House once harvested vegetables. County commissioners remanded the petition months ago, asking developer Hung Mai to modify the application from a standard rezoning to a planned development. This change allows the county to place strict conditions on the development, said Dyan Backe of the Planning & Growth Management Department. Site plans show all homes on the eastern 23 acres of the property, as well as a reduction in the number of homes -- 42 -- originally proposed. The proposal is scheduled to go for a final vote before commissioners April 22. (Petition 02-0790). CITRUS PARK: Plans for a 40-home subdivision on nearly 16 acres at the southeast corner of Gant and Cain roads should be allowed to proceed, Martin Smith recommended. The proposed lots, near Westfield Shoppingtown Citrus Park, range from 5,500 to 10,000 square feet. The commissioners are scheduled to make a final decision April 22. (Petition 03-0116).
