The Lennar Homes Geneva model has many amenities - nice tile, alarm system, sprinkler system - but the extras are included in the base price.

RIVERVIEW - It happens far too often. You walk into a model home that's base-priced within your budget, love it and then find out it's been upgraded way out of your monthly mortgage payment potential.

That's not the case with the Lennar Homes Geneva model at Lakeside.

What you see is what you get in this $155,990 home.

You get the ceramic tile, microwave, washer and dryer, refrigerator with ice and water dispensers in the door, an alarm system, sprinkler system and ceiling fans, which many builders consider add-ons. Faux wood blinds cover the windows and bricks pave the way to the front door. You'll pay more for a lakeside view ($7,000) or a swimming pool ($22,000).

The home has four bedrooms and three bathrooms in 1,827 square feet of living space and a two-car garage.

The front bedroom, shown in the model as an office, features a bay window. The master suite has a walk-in closet and sliding glass doors that open to a covered patio, and a glass-enclosed shower, garden tub and double vanity in the bathroom.

Arched doorways, plant shelves and vaulted ceilings add architectural interest throughout the home.

In addition to the Geneva, Lennar offers four other models at Lakeside, which will have more than 300 homes when construction is completed. Lennar controls 68 of the homesites, and 26 are still available.

Windward Homes and U.S. Home are the community's other builders.

Most of the homesites are wooded or adjacent to a 12-acre lake at the center of the property. Community amenities include a soccer field and playground. The $46.45 monthly Homeowners Association fee includes 60 channels of basic cable.

To get to Lakeside, take Interstate 75 to exit 250 and go east to U.S. 301. Turn right onto U.S. 301. Lakeside is about a mile ahead on the left.
