Church's school plan encounters setback

CITRUS PARK: Hillsdale Baptist Church has suffered a setback in its quest to bring an 800-student school to its property on Ehrlich Road just east of the Veterans Expressway. Zoning hearing master Martin H. Smith Jr. is recommending that county commissioners deny the church's proposal, citing possible traffic problems and excessive uses proposed for the site. The county's Planning and Growth Department and the Planning Commission, however, do support the proposal with conditions. (Petition 04-0280)

LAKE MAGDALENE: Smith is also recommending that county commissioners deny a request to add a helicopter landing pad and hangar to 6.6 acres of residential property off Lake Magdalene Boulevard. (Petition 04-0102)

KEYSTONE: Highland Park developers won Smith's support of a proposal for more stores and less office space at the town center project planned for the southeast corner of Race Track Road and S Mobley Road. (Petition 04-0066)

KEYSTONE: County commissioners on Tuesday will decide the fate of a plan to bring a public elementary school to the northwest corner of Gunn Highway and N Mobley Road. The 54.5-acre parcel is now zoned for 28 homes and 40,000 square feet of commercial space. But if the county approves this major modification, the land could be used for a 950-student school, 11 homes and stores. (Petition 04-0061)

The following item was submitted for approval:

CARROLLWOOD: A Miami company thinks one is better than two along N Dale Mabry Highway.

Carrollwood Partners LLC wants to build a structure to close the gap separating two strip malls - the Shoppes of Carrollwood and Carrollwood Colonial Square, both south of Ehrlich Road. The shopping centers, which include a handful of restaurants, are home to a Bally's, a Blockbuster Video and the north Hillsborough office of the St. Petersburg Times, among others.

In addition, the plan would create new retail possibilities by filling in open space between some stores in Colonial Square, while adding two outparcels along N Dale Mabry. The overall plan would add 13,000 square feet of retail space, raising the size of the combined complexes to 169,000 square feet.

Carrollwood Partners also intends to redo the shopping centers' facades.

The proposed rezoning goes before a zoning hearing master on June 14. The County Commission is scheduled to hear the application on July 27. (Petition 04-0807).

The County Commission is also scheduled to vote on the following applications at Tuesday's land use meeting: CARROLLWOOD: Waterford Construction and Development is hearing mixed reviews from county staffers on a request to build a 65,000-square-foot office park on 10 acres off Bearss Avenue. The land is now approved for 27 homes. (Petition 03-1244)

LUTZ: Greg Van Bebber wants a rezoning that will allow him to build a 7,000-square-foot office building on less than an acre off U.S. 41, north of Lakeside Drive. (Petition 03-1640)

TOWN 'N COUNTRY: Paul Bakkalapulo has zoning staff support for a plan to develop 22,000 square feet of residential-style office buildings at the southeast corner of Civic Drive and Memorial Highway. (Petition 04-0178)

TOWN 'N COUNTRY: Mike Scanio of American General Water Systems is asking permission to operate a water treatment supply store on 2.86 acres at the northwest corner of Pinehurst Circle and Waters Avenue. (Petition 04-0182)

CARROLLWOOD: A 17,000-square-foot office complex is sought for Ehrlich Road, west of Pennington Road. Waterford Construction and Development needs a planned development rezoning to build the five residential-style buildings across from Ben Hill Middle School. (Petition 04-0183)

CARROLLWOOD: Richard Cangemi of Mangrove Software wants to expand an existing office building off Linebaugh Avenue, west of Gunn Highway, by 549 square feet. (Petition 04-0407)

CARROLLWOOD: Wal-Mart on N Dale Mabry Highway at Bearss Avenue again wants to postpone discussion on a request to expand its garden center. It will likely be rescheduled for the April 27 land use meeting. (Petition 04-0344).
