LUTZ: A plan that would allow Cheval Golf and Country Club to add 42 homes to the community off Dale Mabry Highway has hit another roadblock.
Zoning hearing officer Martin H. Smith Jr. is recommending that county commissioners reject a rezoning that would allow houses on a 23-acre horse farm north of Cheval's Dale Mabry entrance. County commissioners had sent the petition back to the zoning hearing master because of legal questions that Smith says haven't been resolved.
County commissioners are scheduled to make the final decision on April 27. (Petition 03-1125)
TOWN 'N COUNTRY: Zoning hearing master John A. Crislip is recommending approval of a town center at Paula and Ambassador drives. The plan would allow a 30,000-square-foot library, 10,000-square-foot Head Start facility, 20,000-square-foot senior center and redeveloped park on the 7.7-acre property. (Petition 04-0396)
LUTZ: Crislip is supporting a request to divide 5.25 acres off U.S. 41, south of County Line Road, into five residential lots. (Petition 04-0527)
TOWN 'N COUNTRY: Developers proposing a 19-acre subdivision off Waters Avenue also have Crislip's endorsement. Site plans include 41 homes, a neighborhood store and a revamped 10,000-square-foot church. (Petition 04-0404)
UNIVERSITY NORTH: An 81-unit apartment complex could replace a single home on 4 acres off 15th Street, east of 127th Avenue. Crislip is recommending approval. (Petition 04-0534)
County commissioners are scheduled to hear the following petitions at Tuesday's land-use meeting:
LAKE MAGDALENE: Waterford Construction Inc. hopes board members will support a plan to build 70,300 square feet of office space on Bearss Avenue, west of Lake Magdalene Boulevard. The plan calls for several buildings ranging in size from 2,000 square feet to 10,000 square feet on 10 acres now zoned for homes. But the zoning hearing master and Planning Commission say the project doesn't mix well with the surrounding area. (Petition 03-1244)
LUTZ: Seal Swim School needs a variance to setback codes before it can build a 7,000-square-foot center on N Dale Mabry Highway, south of Holly Lane. The county approved the development in 2002, but because of an incorrect legal description, site plans placed the school too close to Dale Mabry. (Petition 04-0571)
KEYSTONE: Commissioners are expected to approve a petition that would allow Highland Park to have more stores and less office space in its planned town center southeast of Race Track Road and S Mobley Road. (Petition 04-0066)
TOWN 'N COUNTRY: Planning staff members are backing a rezoning that would allow a 22,000-square-foot residential-style office building on 1.5 acres of vacant land at the southeast corner of Civic Drive and Memorial Highway. (Petition 04-0178)
WESTCHASE: SONA Consulting wants to make minor changes to a 25-acre commercial development planned for Linebaugh Avenue, east of Race Track Road. It seeks to reduce setbacks and increase commercial space along Linebaugh Avenue. (Petition 04-0523)
CITRUS PARK: MTN Sheldon Partners Inc. wants to eliminate some office space and build two larger sit-down restaurants at an approved mixed-use development planned for Sheldon Road, south of Westwind Drive. (Petition 04-0601)
CARROLLWOOD: Developers of the Crown Pointe Professional Center planned for Linebaugh Avenue want to increase the size of an office building by 2,500 square feet. All buildings are now approved for 5,000 square feet. (Petition 04-0609)
CARROLLWOOD: Tony and Deborah Ferguson have withdrawn their application to put a helicopter landing pad and hangar on 6.6 acres off Lake Magdalene Boulevard, east of Chancery Place. (Petition 04-0102)
CITRUS PARK: A request to build an 800-student school at Hillsdale Baptist Church is going back to a zoning hearing master. The petition was scheduled for Tuesday's land-use meeting, but the church off Ehrlich Road wants to make changes to the proposal. It will likely be heard at the May 24 zoning hearing.
