Plan redefines Town 'N Country

The Hillsborough County Commission made the following land use decisions on April 27:

TOWN 'N COUNTRY: The "town" is coming to Town 'N Country. Commissioners approved a 7.7-acre plan to restructure this sprawling community with a town center around Paula and Ambassador drives. Major features include a 30,000-square-foot library, an improved park, a 10,000-square-foot Head Start facility and a 20,000-square-foot senior center. (Petition 04-0396)

LUTZ: A final decision on a residential expansion to Cheval Golf and Country Club will have to wait until the board's May 25 land use hearing. A zoning hearing master recommended denial of Cheval's request to build 42 extra homes in the community off Dale Mabry Highway. (Petition 03-1125)

UNIVERSITY NORTH: Developers can proceed with an 81-unit apartment complex off 15th Street, north of 127th Avenue. The 4.1-acre project will be built in conjunction with the redevelopment of the St. James apartment complex next door. (Petition 04-0534)

TOWN 'N COUNTRY: A 19-acre mixed-use development has a future off Waters Avenue near J.R. Manor Drive. Commissioners approved plans for a 41-home subdivision, a 7,000-square-foot neighborhood store and an expansion to an existing church. (Petition 04-0404)

UNIVERSITY NORTH: Commissioners voted to eliminate the restriction on drive-through restaurants at 30th Street and Bearss Avenue, allowing developers to move ahead with a 1.6-acre project. (Petition 04-0282)

LUTZ: A switch is in store for a 26-acre property off U.S. 41 south of County Line Road. Commissioners approved a two-part plan allowing Sona Consulting to shed 5.25 acres from its planned development to make room for five homes. (Petitions 04-0527 and 04-0667)

Land Use Hearing Officer Martin Smith made the following recommendation last week:

LUTZ: An unnamed company should be able to build a superstore on a 36-acre parcel near Bearss and Nebraska avenues, Smith said. The store would be clustered along with two smaller ones on what now is Golf Grove, just east of the CSX Transportation railroad tracks. To improve traffic flow, developers propose reducing the curve on a section of Sinclair Hills Road at the north end of the property. (Petition 03-1124)
