Grand Central at Kennedy

LOCATION: 1208 E Kennedy Blvd., at Channelside Drive

DEVELOPER: Mercury Advisers LLC

DESCRIPTION: A 392-unit condominium complex with two buildings, 12 and 14 stories. One- and two-bedroom units range from 620 to 2,169 square feet. The ground floors will have 125,000 square feet of retail space. The second floors will have 55,000 square feet of office space. The exterior architectural style will be art deco-inspired.

PRICE: Condominiums are priced from the $180,000s to the $590,000s, said Mercury Advisers director Ken Stoltenberg. About 70 percent are sold.

AMENITIES: The ninth floor of each building will have a 30,000-square-foot open air deck with a pool, walking track/dog walk, fire pit, spa and hot tub. There will also be concierge and valet services. Kitchens will have granite counter tops and hardwood floors.

WHAT THEY'RE SAYING: "This is not the suburbs," Stoltenberg said about the philosophy behind the Grand Central project. "Basically, we give people an hour or two of their time back a day. You can live there. You can potentially work there. Once you're there, you don't have to get back in your car."

He said he hopes to land retail tenants such as a supermarket, fitness center, restaurants, salon and day spa, dry cleaner, and packaging and shipping business for Grand Central.

TIMELINE: Groundbreaking by early April, Stoltenberg said. Construction should be completed by the end of 2006.

MOVE-IN DATE: Third and fourth quarter 2006.
