Meridian Channelside

LOCATION: 102 N 12th St., at Whiting Street in the Channel District.

DEVELOPER: Channelside Developers LLC.

DESCRIPTION: Two art deco-style buildings. One is six stories and has 28 condominium lofts. The other is three stories and has seven townhomes. The condo lofts range from 940 to 1,891 square feet. Ten condos on the fourth floor are two stories. The townhomes range from 1,201 to 1,411 square feet. Each building has a ground floor unit that will be designated for retail, office, or live/work space.

PRICE: $315,000 to $504,800. About 75 percent of the units are sold.

AMENITIES: The fourth-floor, two-story condo lofts have 18-foot ceilings, all others have 10-foot-8 ceilings. Other features include polished concrete floors or optional hardwood floors, exposed duct work, stainless steel appliances, granite counters in the kitchen and bathrooms, rooftop pool and spa with cabanas and terrace overlooking downtown, rooftop club room, gated parking, soundproofed walls and wiring for broadband Internet access and telecommunication services.

WHAT THEY'RE SAYING: "This is a boutique building with only 37 units," said Meridian's listing agent Craig Gentry. "This will develop a real community feeling for the residents. Also prices will appreciate at a faster rate because the seller won't be competing with a large pool of (other units for sale)."

TIMELINE: Construction began in November 2004 and should be finished in August. MOVE-IN DATE: August
