Builder plans to add 7 upscale homes

The following proposals were submitted for review:

LUTZ: Greystone Builders has plans for some cushy homes on Livingston Avenue.

The 9-acre site north of Sunset Lane is a planned development that was originally intended for a 95,000-square-foot commercial complex.

Since 1989 when the site was rezoned, the surrounding area has been built up with homes, and Greystone wants to modify the site to fit in.

It proposes seven homes, with a minimum of 3,500 square feet and side-entry garages, decorative pavers and lush landscaping. The builder anticipates the homes will cost $600,000 and up.

A zoning hearing master will review the request on May 23, followed by the Hillsborough County Commission on July 26. (Petition 05-0791)

CARROLLWOOD: Michael D. Horner wants to modify land on Gunn Highway.

Horner wants to tweak a planned development of less than 3 acres, west of Henderson Road, to allow 5,760 square feet for commercial space and 20,000 square feet for professional offices.

A zoning hearing master will review the request on May 23, followed by commissioners on July 26. (Petition 05-0818)

The following proposals were reviewed by Hillsborough County planners:

KEYSTONE: Nine Eagles may have some trouble spreading its wings.

Vincent Marchetti wants to expand Nine Eagles by adding a 98-acre parcel to the existing 1,034-acre development and rezoning it into a planned development with mixed uses.

The Planning Commission and the Planning and Growth Management Department are both against the proposal, saying the plan exceeds the density limits originally set for Nine Eagles and that it doesn't fit the county's comprehensive plan.

A zoning hearing master will review the request on Tuesday, followed by county commissioners on May 10. (Petition 04-1685)

CARROLLWOOD: Plans for a townhome and office complex project are approvable, as long as traffic takes it easy along Floyd Road, planners said.

A&T Managing and Developing has agreed to have an entrance-only access point on Floyd Road and two access points on Dale Mabry Highway to the 37-unit townhome complex and 42,000-square-foot office complex.

A zoning hearing master will review the request on Monday, followed by commissioners on May 10. (Petition 04-1470)

KEYSTONE: Harold Harr wants in on the single-family subdivision scene.

Planners said Harr's request to modify a piece of land at Wilcox and Hatton roads is approvable, provided that access to the area is as far north of the intersection as possible.

The 3 acres of land was rezoned into a planned development in 1985. Construction of the Veterans Expressway split the project into three parcels and eliminated 27 lots. The current zoning only allows Harr to build two attached homes on the northern parcel, but he envisions five single-family homes.

A zoning hearing master will review the request on Monday, followed by commissioners on May 10. (Petition 05-0405)

CARROLLWOOD: Townhome mania is going strong in Carrollwood.

Planners said 52 acres on Olive Jones Road south of Gunn Highway is suitable for rezoning into a planned development for 326 townhomes, with some conditions. The western portion of the complex must be kept to 39 units, unless SouthPark Developers limits the access to only Olive Jones Road or makes extensive road improvements. SouthPark also has to provide a wildlife survey.

A zoning hearing master will review the request on Tuesday, followed by commissioners on May 10. (Petition 05-0338)
