Brownstones of SoHo

LOCATION: Howard and Bristol avenues, site of the former Mac's Sports Pub.

DEVELOPER: Statewide Associates Inc.

DESCRIPTION: Seven three- and four-story buildings with 42 townhomes. Units will have two or three bedrooms and 21/2 bathrooms and range from 1,389 to 2,083 square feet.

PRICE: $389,900 to $544,900.

AMENITIES: Hardwood floors, granite counters in kitchens and bathrooms, stainless steel kitchen appliances, 10-foot ceilings, rooftop terraces and balconies on larger units, crown molding, gated front entrance with green space for each unit and a two-car garage.

WHAT THEY'RE SAYING: "We're not trying to reproduce a particular vernacular," architect Chris Kirschner said of the project's Victorian brownstone style. "But we are trying to incorporate some elements that are a little more classical."

Those elements include aged metallic clad windows with wooden frames and sashes, and stone pediments and cornices.

Using brick on the exterior and copper in the gutters and parts of the roof will add to the brownstone theme. "The use of those warmer materials is a little more inviting," Kirschner said.

TIMELINE: Mac's Sports Pub was demolished a few weeks ago. Construction should start within three months and finish in March 2006, listing agent Chris Ferlita said.
