LOCATION: 1108 N Franklin St.

DEVELOPER: Lou and Andres Prida

DESCRIPTION: Eight-story building with 40 condominiums ranging from 1,034 to 2,375 square feet. Units will have one or two bedrooms, and one, two or 2 1/2 baths. The first two levels will be parking.

PRICE: $229,000 to 695,000. All but five units have sold, said listing agent Dallas Coffield of Smith & Associates.

AMENITIES: Stainless steel appliances and granite counter tops in the kitchen; granite counter tops in bathrooms; and 9 1/2-foot ceilings (12-foot ceilings in seventh floor lofts condos). The eighth floor will have a fitness center, social room, rooftop deck with 24-person Jacuzzi, grills and landscaping.

WHAT THEY'RE SAYING: Paul Ayres, director of marketing and business development for the Tampa Downtown Partnership, says the Residences will "continue to bring life and activity to downtown's traditional shopping and living core." It is one of a handful of new projects aimed at creating an entertainment center or cafe-style district in north downtown.

TIMELINE: Construction started three weeks ago and is scheduled to complete in August 2006.
