8 acres may see shopping center

The following proposals were submitted for review:

CARROLLWOOD: A new shopping center may take shape at Sheldon Road and Citrus Park Drive.

Carolina Holdings has a vision for a two-building center with staggered storefronts, large walkways, outdoor seating and a waterfall feature. The applicant wants to rezone the nearly 8-acre mix of agricultural, single-family and planned development designated land into one planned development.

A zoning hearing master will review the request on July 18, followed by Hillsborough County Commissioners on Aug. 23. (Petition 05-1097)

CARROLLWOOD: A storage facility wants to revamp its current zoning.

Storage Equities, Inc. at 8230 N Dale Mabry Highway is asking for major modifications to the 4-acre planned development. The center wants to increase floor space, add a 14-foot landscape buffer and more parking spaces, improve a driveway it shares with neighboring Wal-Mart and add access points to the rear of the property.

A zoning hearing master will review the request on July 18, followed by commissioners on Aug. 23. (Petition 05-1094)

NEW TAMPA: An office complex could bridge a gap between Hillsborough and Pasco counties.

The Giunta Group proposes a complex for office and research corporate park uses on 22 vacant acres just south of the county line, east of Interstate 75. The Giunta Group wants to rezone the property from agricultural, single family to a planned development.

A zoning hearing master will review the request on July 18, followed by commissioners on Aug. 23. (Petition 05-1100)

CARROLLWOOD: An auto shop and a house could leave Gunn Highway and Hubert Avenue.

Instead, NCJ Investment Company wants to see a commercial complex on the 1-acre site, with access to Perez Drive and Hubert Avenue. NCJ wants to rezone the site from a grab bag of uses into a planned development.

A zoning hearing master will review the request on July 18, followed by commissioners on Aug. 23. (Petition 05-1102)

CARROLLWOOD: Doctors, lawyers and insurance agents may be able to roost at Gunn Highway and Cain Road.

Michael D. Horner wants to modify the 20-acre planned development to add 9,500 square feet to the existing 15,000-square-foot office complex. The finished product will have gabled entries, landscaping and sidewalks.

A zoning hearing master will review the request on July 18, followed by commissioners on Aug. 23. (Petition 05-1103)

CARROLLWOOD: Horner is also representing Manuel Delgado's bid to build an office complex at 15104 Hutchison Road.

Delgado has tried to market the property for single-family use, but has had no luck. He thinks two small office buildings will work better on the half-acre residential site, and is asking to rezone the land into a planned development.

A zoning hearing master will review the request on July 18, followed by commissioners on Aug. 23. (Petition 05-1105)

TOWN 'N COUNTRY: If a rezoning passes, medical research may happen on N Dale Mabry Highway.

The 81/2-acre site at Pine Crest Manor Boulevard is zoned for commercial uses. If rezoned into a planned development, the site will be developed with a medical research facility where clinical trials are done with volunteers who may have overnight stays. The facility would have 120 hospital-style beds.

A zoning hearing master will review the request on July 18, followed by commissioners on Aug. 23. (Petition 05-1109)

TOWN 'N COUNTRY: Recreational vehicle fans may be able to park on Memorial Highway.

A proposed 60-unit RV park would replace a mobile home park at the 61/2-acre site east of Hillsborough Avenue. James H. Shimberg is asking that the site, zoned for commercial uses, be rezoned into a planned development.

A zoning hearing master will review the request on July 18, followed by commissioners on Aug. 23. (Petition 05-1111)
