Commission denies duplex request

TOWN 'N COUNTRY: Oscar and Lourdes Rodriguez have a duplex on a half acre of single-family land at Humphrey and Hubert streets. To make the duplex comply with code, the Rodriguezes wanted to rezone the site to allow multifamily homes.
Some homeowners objected, saying many people have moved in and out of the home. It has no hookup to the public sewer system, they said, and the rezoning would damage surrounding property values.
The zoning hearing master recommended denial, saying rezoning land to fit code wasn't good planning. Commissioners agreed with the zoning hearing master and denied the request. (Petition 05-0611)
The Hillsborough County Commission made these other decisions Tuesday:
TOWN 'N COUNTRY: A produce stand can come to fruition at Patterson Street and Sheldon Road.
Sokrat and Vjollca Zaka's can rezone less than a quarter acre of residential land for its business. It's the last bit of nearby land to be developed and is surrounded by mobile homes, a church, a school and houses. Planners said the site isn't fit to build a home on because of Sheldon Road's thick traffic. (Petition 05-0574)
LUTZ: Commissioners approved Burkett Stucco's rezoning of a three-quarter-acre vacant agricultural site at 148th and Bearss avenues into a planned development so it can run a decorative wall company from a 6,000-square-foot office and warehouse complex. The business can have only one entrance on 148th, as far west of Bearss as possible. (Petition 05-0422)
CARROLLWOOD: Two zoning designations can become one, commissioners said.
Three and half acres on Linebaugh Avenue west of Williams Road was split into two parcels, one zoned for manufacturing and one for commercial use. Kenneth Tutor's request to zone the entire site for manufacturing was approved. The site contains a kitchen and bath business. (Petition 05-0614)
CARROLLWOOD: Townhomes will go up next to the Logan Gate subdivision.
Commissioners said a mixed 52-acre planned development and agricultural site on Olive Jones Road south of Gunn Highway can be rezoned into a planned development for 326 townhomes. The townhome complex and Logan Gate will be set apart by a 6-foot-high wall and tall trees. (Petition 05-0338)
KEYSTONE: A piece of the Stillwater subdivision will get some more leg room.
Commissioners approved James C. Sanderson's request to modify Phase I of the 114-acre subdivision near Still Lakes Drive. Sanderson plans to incorporate nearby agricultural land to make one of the properties bigger but needs to allow pedestrian and vehicle access into that area. The number of homes in Stillwater will remain at 48. (Petition 05-0558)
