Hyde Park Towers

LOCATION: 406 W Azeele St., Hyde Park North.

DEVELOPER: HPT of Bradenton.

DESCRIPTION: Developers are converting a five-story, 1960s apartment building into 40 condominiums. Thirty of the units have two bedrooms and two bathrooms and range from 882 to 978 square feet; six have one bedroom and one bathroom and range from 550 to 615 square feet; and four have two bedrooms, a den, 21/2 bathrooms and 1,426 square feet.

Contractors will repaint the exterior (the color hasn't been determined) and replace the original Miami-style louver windows with single hung windows.

PRICE: The one-bedroom units range from $139,000 to $144,000, the two-bedrooms range from $179,000 to the low $190,000s, and the two-bedrooms with dens range from $249,000 to $279,000. All 40 units are under contract, said Ben Smith, of HPT's parent company Jan Smith and Co.

ARCHITECT: Rojo Architects of Tampa.

AMENITIES: Stainless steel kitchen appliances; ceramic tile in bathrooms and kitchens; washers and dryers in every unit; two guest suites in building; third-floor business center with high-speed Internet, fax machine and two computers; second-floor fitness room; and remodeled, landscaped pool area.

WHAT THEY'RE SAYING: "In a way it's sad because of all our low rentals in the neighborhood are disappearing," said Enza Aiello, president of the Hyde Park North Neighborhood Association. "I'm sure it'll look nice. It's kind of interesting that they're renovating and updating and not tearing down from scratch."

Like others, Aiello isn't sure why the single building has always had a plural name. "Maybe they were gonna put up another one, and it just didn't work out," she said with a laugh.

TIME LINE: Hyde Park Towers was built in 1962 as an apartment building. In 1973, it was converted to condos, then returned to apartments in the early 1980s. HPT bought it in July and waited for all the tenants' leases to expire. The last resident moved out in May, though interior demolition began in March. The framework for all the units is complete, and construction should be done by the end of September, Smith said.

MOVE-IN DATE: Oct. 1, tentatively.
