Dade City subdivision to be special taxing district

DADE CITY - Developers of a 400-home community off Happy Hill Road will be able to create a special taxing district after city commissioners approved a request by the developer Tuesday.

Summit View will occupy 135 acres about one mile north of State Road 52. The neighborhood's community development district will initially be established to cover the costs of building infrastructure such as roads. Assessments will be levied only on Summit View property owners.

After the neighborhood is completed, the taxing district will be turned over to residents and will function like a homeowners association.

This is the first community development district in Dade City, but they are common in other parts of Pasco County. For example, the Wesley Chapel neighborhood of Meadow Pointe is one.
