The Enclave at Palma Ceia

DESCRIPTION: The developer will divide an existing lot with a 1946 mansion into seven lots. Single-family houses will be built on six of the lots. The 6,800-square-foot mansion will be reduced to its original 5,500 square feet, moved to the seventh lot and refurbished. The new houses will have two stories, four bedrooms and 31/2 bathrooms. Each will range from 3,600 to 4,200 square feet. Their architecture will contain elements of the mansion's Tudor revival style. The shrunken mansion will have four bedrooms and 31/2 bathrooms.
PRICE: $1.2-million to $1.8-million for new houses; $1.5-million for the refurbished house.

AMENITIES: The new homes will have hardwood floors with stone floors in bathrooms; custom cabinetry; casement windows; stainless steel kitchen appliances; 10- to 23-foot ceilings; rear patios; crown molding; prewiring for high speed Internet access, and audio and video entertainment systems; phone system with audio intercom; security system; and a two-car garage. Optional packages will include pools with spas and outdoor kitchens.
The existing house will be refurbished to its historic standards, with preserved ceiling heights, wood floors, molding and trim. Modern upgrades will include granite counters and stainless steel appliances in the kitchen, marble counters and limestone floors in the bathrooms.
WHAT THEY'RE SAYING: Lamb is using the property's many trees as a selling point for the project. "We are preserving probably 75 percent of the trees," he said.
"People also seem to be very pleased that we are preserving the (existing) house."
TIMELINE: Demolition work on the mansion and construction of the new homes should begin within three months, Lamb said. Construction should last about 16 months.
