5th Avenue Lofts

LOCATION: 1611 E Fifth Ave., Ybor City.

DEVELOPER: Mize and Sefair Properties.

DESCRIPTION: Six two-story loft townhomes topped with two penthouses. The townhomes each have 1,550 square feet, one bedroom, one den and 11/2 bathrooms. The penthouses each have 1,700 square feet, two bedrooms, and 21/2 bathrooms. The modern architectural style will be dominated by glass and concrete exterior surfaces.

PRICE: All units are sold. The townhomes were sold at $299,900 each, and the penthouses were sold at $359,900 each.

ARCHITECT: MacEwen Group Inc., Tampa.

AMENITIES: All units will have one-car garages; balconies; stainless steel appliances and granite counter tops in the kitchens; polished concrete floors; and wiring for security systems. The penthouses will have wrap-around balconies with views on the downtown skyline.

WHAT THEY'RE SAYING: Dan Sefair of Mize and Sefair Properties said the project sold quickly because new Ybor City housing is less expensive than new Channel District housing. "Here, you've got $190 to $200 a square foot, and the Channel District is around $300 a square foot."

TIME LINE: Construction started in February, and is expected to be complete in October, Sefair said.
