Plan envisions 2,850 homes

RIVERVIEW: Another major development may pop up along the Interstate 75 corridor. Centex Homes proposes to build as many as 2,850 homes, 300,000 square feet of commercial space and an industrial park on 585 acres along the interstate.

Falkenburg Road and Progress Village Road cut across the property, which currently is zoned for agricultural and industrial uses. Centex is asking to rezone the land for planned development.

An industrial park along Interstate 75 would serve as a buffer. Commercial businesses would sit at the intersection of Falkenburg Road and Progress Village Boulevard. The bulk of the land - 380 acres - could feature a mix of single-family homes, townhomes and multifamily residences, which could be apartments. Centex also proposes a man-made lake on an 87-acre borrow pit created during the construction of Interstate 75.

The mixed-use development is proposed for an area that is near offices, industrial uses and similar residential developments. The Pavilion subdivision sits to the north.

A zoning hearing is scheduled for Aug. 15. County commissioners are scheduled to vote on the proposal Sept. 27. (PETITION 05-1253)

BRANDON: Fifteen homes and 24 townhomes are proposed for nearly 10 acres on the east side of John Moore Road, north of Bloomingdale Avenue.

Land use attorney Vincent Marchetti is requesting to rezone the property from agricultural use to planned development. JM Bloomingdale LLC of Miami owns the property and would develop it. A wooded lot now sits on the site, to the north of the New China Buffet restaurant.

Plans call for lots of at least 8,000 square feet to circle the property. A retention pond would sit in the middle of the subdivision, with townhomes clustered at the southeast corner of the pond.

A zoning hearing is scheduled for Aug. 16. Commissioners would vote on the proposal Sept. 27. (PETITION 05-1108)

WIMAUMA: A rural pocket in Wimauma could become a subdivision with 113 homes.

Burcaw & Associates is seeking to rezone nearly 34 acres from agricultural use to planned development. The property sits northeast of West Lake Drive and south of Bill Tucker Road in Wimauma. The proposed development would feature 113 lots.

Nearby properties are zoned for agricultural uses and mobile homes. Future residents would exit the subdivision onto West Lake Drive from two access points.

A zoning hearing is scheduled for Aug. 15. County commissioners would consider the proposal Sept. 27. (PETITION 05-1255)

Hearings of county zoning hearing masters and land use hearing officers, and land use meetings of the County Commission, are held on the second floor of the County Center, 601 E Kennedy Blvd. All hearings before a zoning hearing master begin at 6 p.m. on Mondays or Tuesdays; commission meetings begin at 9 a.m. on the second and fourth Tuesdays of each month. Both are televised on government access channels. Land use hearing officer hearings, which are not televised, begin at 9 a.m. every third Friday.
