Audubon Townhomes and Cleveland Estates

LOCATION: 202 S Audubon Ave. and 2711 W Cleveland St.

DEVELOPER: Albert Guemmer and the Marsh Group Inc.

DESCRIPTION: The two townhome projects, around the corner from each other, are being developed and marketed concurrently. Audubon Townhomes consists of one building with a pair of two-story units. Each has 2,800 square feet, four bedrooms and 2 1/2 bathrooms, and a two-car garage. Cleveland Estates consists of two buildings containing four two-story units. They range from 1,696 to 2,359 square feet, and each has four bedrooms, 2 1/2 bathrooms, and a one-car garage.

PRICE: Audubon Townhomes cost $605,000 each. Cleveland Estates range from $365,000 to $505,000.

ARCHITECT: Garcia Seufert Architects, Tampa

AMENITIES: Hardwood floors, stainless steel appliances and granite counter tops in the kitchens; crown molding; high ceilings.

WHAT THEY'RE SAYING: "Being west of Howard Avenue, it's an area that's up and coming," said Jonathan Marsh of the Marsh Group. "It's not on top of the entertainment district on Howard, but it's still walking distance."

TIMELINE: Old houses on both sites have been demolished. Construction on Audubon Townhomes is expected to start this week and take seven months to complete. Cleveland Estates construction should start within two weeks, and take about nine months.
