LOCATION: 6601 S West Shore Blvd.

DEVELOPER: Phillips Development and Realty

DESCRIPTION: A Mediterranean resort-inspired waterfront community with 17 floor plans ranging from 861 square feet to 2,262 square feet. The gated 250-unit development will have two pools, a yoga lawn, a great room with catering kitchen and a fitness center. Units will have one to three bedrooms and up to 21/2 bathrooms.

PRICE: From the $200,000s to the $600,000s

ARCHITECT: Reliable Group Architects LLC, Tampa

AMENITIES: Units will feature tile flooring, wood cabinets, hardwood floors or Berber carpet options, and granite counter tops in the kitchen and bathrooms. Loft floor plans include vaulted ceilings and spiral staircases. Some units include a garage.

WHAT THEY'RE SAYING: "The area is a very up-and-coming area," said Henderson Everett Lee of the Toni Everett Co. "It's one of the few areas that you still can purchase something at a relatively decent value. We are a project that can still offer some affordable waterfront views under $650,000."

TIMELINE: Construction is set to begin this month. MOVE-IN DATE: Fall 2006
