The following applications are being reviewed by a county land use hearing officer:
TEMPLE TERRACE: A new assisted living facility may be opening soon in Temple Terrace.
Norisa Gomez bought a home at 8011 Tierra Verde Drive, near another assisted living facility, with the intention of converting it to a group home for the elderly. Permission is needed to use a residential home as a group home for the elderly.
Gomez, who previously opened the Town 'N Country Assisted Living Facility, believes that the nearness of the VA hospital is an important reason to create more assisted living facilities in the Temple Terrace area. (Petition 05-2085)
UNIVERSITY AREA: Cars Unlimited has limited space to work with.
Allan Stathas, the owner, wants to build a new 2,120-square-foot metal garage on the business' acre of property, 203 W Fletcher Ave, which currently houses a used-car lot. The garage would be used to detail cars that had been sold, as well as to store the tires that are currently scattered outside.
In order to build, the setback needs to be reduced from 20 feet to 3 feet. (Petition 05-2081)
TOWN 'N COUNTRY: When a drunken driver crashed into the Creekside Property Management office at 8808 Rocky Creek Drive in 2004, the business had no idea that its sign was in violation of code. Because of the financial losses involved with the accident, the owners feel that moving their sign into a place in compliance with county regulations would be devastating to their business. They also say that moving the sign would put it in the background of the line of sight of other signs in the area, and would take up valuable parking space.
They are applying for a variance to keep their existing sign. (Petition 05-1792)
LUTZ: Cafe on the Avenue, 18450 N U.S. 41, wants a permit to sell alcohol. It is a full-service restaurant serving breakfast, lunch and dinner, and is applying for a special uses permit to sell beer and wine. (Petition 05-1835)
TOWN 'N COUNTRY: Pedro and Olga Navarro were trying to get approval to do work on the inside of their Hanna Avenue house, but found out they were in violation on the outside. They are asking for a setback reduction of 3 feet, because the house's eaves hang out over the current setback. (Petition 05-2066)
LUTZ: James and Sandee Rani need to reduce their front yard setback from 50 feet to 14 feet, so that they can add a 10-foot porch to their Holly Lane home. They also need to reduce the side setback from 15 feet to 7 feet. (Petition 05-1991)
LUTZ: Tom and Judy Miller want to rebuild the two-story accessory building that currently sits on their Lake Hobbs Road property, in order to take care of an 81-year-old widowed family member who is unable to use the stairs.
They need approval to replace the existing accessory dwelling with a one-story building, which would be more conducive to the needs of the family member. The new dwelling would sit on the same location as the existing building. (Petition 05-1905)
LUTZ: Jerry and Cynthia Stanley would also like to house an elderly relative, Cynthia's mother, who has been living alone for several years.
They want to build an accessory dwelling on their Memory Lane lot, but need a variance to allow them to exceed the 600-square-foot maximum and build a 1,500-square-foot structure to allow comfortable living space. (Petition 05-1848)
