Rezoning may result in up to 75 homes

The following applications are being reviewed by a county land use hearing officer:
CITRUS PARK: Beazer Homes Inc. wants to build new homes in the Citrus Park area.
The owners of the land, William and Linda Bennett, have almost 20 acres that they want to rezone for a planned development. One part is vacant, and the other is dedicated to agricultural purposes. If they get their approval, as many as 75 new homes will spring up at Sheldon Road and Lake Sunset Drive, possibly behind gates. (Petition 05-2127)
UNIVERSITY AREA: The University Area Community Center wants to become financially self-sustaining by hosting weddings and fundraisers.
The center at 14013 N 22nd St. wants a special use permit to sell alcohol at such events. The permit would also let the center host more than six events in a year, which is all the current zoning allows.
They also need a waiver of the 250-foot separation from community or residential areas that is needed to sell alcohol. (Petition 05-2094)
CARROLLWOOD: Months of design and planning may go to waste.
Office Suites PLUS Properties finally got approval from the property owners and ordered the sign for their business. But when the sign arrived, the business owners discovered it was 1.6-square-feet larger than allowed. They need a variance to use the existing sign and avoid the loss of time and money. (Petition 05-2093)
