Project changes in name, number

ST. PETERSBURG - The townhome development on Fourth Street N that began as Terra Manor now is called Bay Breeze Cove. Other changes include an increase in the number of units and prices. Design is a bit different, too.
D.R. Horton, a Texas development company, is building 171 townhomes in 57 triplex buildings at 5150 Fourth St. N, said Richard Ladd, land acquisition project manager for Horton. The buildings with three units are designed to look like single-family homes.
About 20 buildings are in various stages of construction with half a dozen already topped with roofs, he said.
"We estimate the total project should be complete in July or August of 2006," Ladd said.
When the project was announced in late 2003, the number of units was 150 and the name, Terra Manor. Prices ranged from $130,000 to $190,000. The original design called for a walled community.
Prices at Bay Breeze Cove now range from $286,990 for a 1,200-square-foot unit with two bedrooms, two baths and a one-car garage to $315,990 for a 1,635-square-foot unit with three bedrooms, 21/2 baths and a two-car garage.
That has not deterred buyers. Only 18 of the units are still for sale, Horton said.
The project started slow because the 14.5-acre site was occupied by two mobile home parks. People had to move, and the land had to be cleared.
Ladd said marketing people wanted the different name. The city said no to the wall that would have surrounded the development; officials said a gated community did not fit in. In the latest design plans, landscaping replaces that wall and a wrought-iron fence separates the residential buildings from a shopping center planned for the front of the land, facing Fourth Street N, Ladd said.
