LOCATION: 5224 S MacDill Ave., at Paxton Avenue

DEVELOPER: Samter Homes Inc.

DESCRIPTION: Four three-story buildings with 16 townhomes. Each unit will have 1,431 square feet with two bedrooms and 21/2 bathrooms. Architectural style will incorporate elements of Mediterranean revival.

PRICE: Starting in the $290,000s

ARCHITECT: Joe Hafner of Hafner Ferlita Architects, Tampa

AMENITIES: Each townhome will have a two-car garage, two balconies and wiring for surround sound, a security system and Internet access.

WHAT THEY'RE SAYING: While the Mediterranean architectural style is popular around South Tampa, Hafner said it also makes sense. "The barrel tile roofs have thermal efficiency to them. It's an aesthetically pleasing design for this area."

TIMELINE: Demolition of a vacated office complex on the site will begin within 30 days, listing agent Candace Courter said. Construction is scheduled to be finished by March 2007.
