The Verano

LOCATION: 402 S Boulevard, near Horatio Street

DEVELOPER: Paradise Communities Inc. of Safety Harbor

DESCRIPTION: Seven-story building with 27 condominiums, surrounded by 13 two-story townhomes and 25 three-story townhomes. Units will range from 800 to 2,100 square feet and have one to three bedrooms and one to 2 1/2 bathrooms.

PRICE: Townhomes will range from the $300,000s to $650,000; condos will range from the mid $500,000s to $900,000.

ARCHITECT: Stephen Smith at Cooper Johnson Smith Architects of Tampa

AMENITIES: Optional hardwood floors; stainless steel appliances and granite counter tops in kitchens; granite counter tops in bathrooms; 10- and 11-foot ceilings; two-car garage for each townhome; gated two-level parking garage for condo tower; wiring for high-speed Internet connections and cable TV; rooftop pool and spa on condo building; and public green space.

WHAT THEY'RE SAYING: "The whole goal was to make it look like something that has been there for a while," said Mike McCanless of Paradise Communities. The Verano's Mediterranean revival architecture is inspired by Davis Islands landmarks like the Mirasol and Palace of Florence, and historic buildings in Coral Gables. "The entrance to the garage replicates the old Coral Gables (neighborhood gateway) sign," McCanless said. Verano means "summer" in Spanish.

TIMELINE: Demolition of the site's former Dianon Systems building was scheduled to start this week. Construction is expected to begin in March and finish in August 2007.

MOVE-IN DATE: Tentatively to start in June 2007.
