LOCATION: 506 S Tampania Ave., between Horatio and De Leon streets.

DEVELOPER: CraftMar Construction and Development.

DESCRIPTION: Two three-story buildings with eight townhomes. Each has 2,750 square feet, three bedrooms and 31/2 bathrooms. The architectural style has elements of Mediterranean revival.

PRICE: $650,000 to $700,000

ARCHITECT: Chris Kirschner of BDG Architecture in Tampa

AMENITIES: Hardwood floors; granite counter tops in kitchen and master bathrooms; casement windows; crown and base molding; security system; surround sound system; high ceilings; prewiring for high-speed Internet access; two-car garage for each unit; and elevator shaft for each unit (elevator optional). WHAT THEY'RE SAYING: "It's a very private location," said Jeff Craft, principal of CraftMar. "We like the area because it's not oversaturated with townhomes. It's walking distance to retail, restaurants, to medical offices. It's right next to a retention pond, so you don't have other townhomes looming next to you."

Craft added that the name Villas of Tampania will likely be changed.

TIMELINE: Demolition of an old apartment building on the site should being in January, Craft said. Construction should start in March and finish that fall. MOVE-IN DATE: Fall 2006
