3 Bucs plan to build in Brandon

A development company that includes Mike Alstott, Dave Moore and Derrick Brooks plans an $8-million office-condo project.

Tampa Bay Buccaneers Mike Alstott, Dave Moore and Derrick Brooks joined another team this summer and they're about to find out how good they are.

The players, part of a Brandon real estate development company, announced plans Monday to build Madera del Lago, an $8-million office-condo project on 1.6 acres in the Brandon Main Street Community Plan District.

The 35,000-square-foot building will be at the corner of Lakewood and Oakfield drives, a block south of Brandon Boulevard. The Mediterranean style units will average 3,000 square feet, feature balconies and covered parking, and cost about $750,000 .

Alstott, Moore and Brooks are partners in Pro Development of Tampa LLC, a company formed in July by Tampa developer Steve Mordue, Pro Development's managing partner. Madera del Lago, Spanish for lake wood, is the group's first project .

"I've known Dave Moore quite a while and worked with Derrick Brooks," Mordue said. "And the three of them are very good friends. They've been doing smaller real estate deals independently, so we decided to form a group and do larger deals."

With the financial backing of three of the most high-profile players in recent Bucs' history, Mordue said Madera del Lago has a strong head start.

"They obviously mean visibility," he said. "We'll get a lot more attention than if those names were not attached. And in a sea of people with big hopes and no money, it means credibility in the marketplace."

While Brandon officials have been trying to encourage growth in the Main Street District, the only new structure there is the Brandon Chamber of Commerce building.

"There's been talk of things going up," Mordue said. "But nothing has been built. Somebody's got to take the first step. . . . We really need just 10 users, and I feel pretty confident we'll find them."

CSJM Architects Inc. of St. Petersburg is designing the building, which should be finished by early 2007. In the meantime, Mordue said he and the players are looking at other projects.

Moore, 36, and Alstott and Brooks, both 32, have a combined 34 years of NFL experience and are nearing the end of their football careers.

"We want to build an excellent reputation in the development industry for the long term, years and years after football," Alstott said in a statement.

Moore and Alstott are part owners of the Island Way Grill restaurant in Clearwater.
