Dakota Building

A look at a new development in the area.

By MICHAEL CANNING
Published April 7, 2006

LOCATION: W Cleveland Street, between Dakota and Oregon avenues.

DEVELOPER: Gaspar Properties Inc.

DESCRIPTION: Three-story, 32,000-square-foot office building with parking garage on the ground floor. The upper two floors will be sold as office space, which can be divided into units as small as 3,000 square feet. The red brick exterior will have elements of early 20th century Tampa civic buildings.

PRICE: $265 per square foot.

ARCHITECT: Ralph Schuler of Nelson Architects, Tampa.

WHAT THEY'RE SAYING: The site formerly housed the Seamco plant, which made gravel and materials for constructing decks. "We really cleaned it up a lot,'' said Brian Evjen, development manager for Gaspar Properties. "We did some heavy environmental remediation. We removed a dilapidated building that was home to vagrants and other issues. It's going to really improve the Kennedy/Cleveland corridor.''

TIMELINE: Seamco vacated about two years ago, and the building was demolished in January. Construction should start in July and last nine to 12 months, Evjen said.

MOVE-IN DATE: Upon completion of construction, but there is "potential for early move-ins, depending on the size of the space.''

FOR INFORMATION: Call Brian Evjen at 258-3171 or go to www.gasparproperties.com.
