Another Tyrone project planned

By PAUL SWIDER
Published April 16, 2006

While neighborhoods near Tyrone Square Mall are focused on a proposed development at Ninth Avenue N and 66th Street, another project is aiming for a site just across the street to the west.

Porter Development has been discussing with neighbors a plan for 88,000 square feet of retail space and a six-story condominium building. The project would also include a parking garage for the 160 condo units and retail customers.

"Everybody wants to be up here," said Tom Killian, former president of the Jungle Terrace Civic Association, which will vote on embracing the project at its meeting Monday at 7 p.m. at Walter Fuller Recreation Center.

Jungle Terrace, which is near the development, is one of the neighborhood groups whose approval the developer is courting. Though many of those same neighborhoods recently opposed a Sembler Co. project on the property of the Catholic Diocese to the southeast, this project is being more warmly received, the developer said.

"They are treating me very well," said Les Porter of conversations he's having with Jungle Terrace, Crossroads, Garden Manor and Eagle Crest neighborhoods.

"Our project is different," Porter said, adding that he already has the necessary zoning to redevelop underutilized land between 13th and 18th avenues N. "We're in line with the city's vision. We're going to make a positive impact on the surrounding community."

"We're not really adding anything, just reshuffling it, improving it," he said.

Porter said the condominiums will be priced starting in the "high $300,000s." The project still requires approval from the Environmental Development Commission, which will hear a presentation in May.
