Sales lot proposal faces opposition

DOVER: A property owner wants to convert 19 acres now occupied by two metal buildings into a heavy equipment and recreational vehicle sales lot. J.W. Fulwood is asking to alter the planned development on the northwest corner of Interstate 4 and McIntosh Road to include vehicle sales. Previous plans to use the property as a site for selling semitractors stalled in the 1990s. Since Fulwood submitted his request, county staffers, the Planning Commission and a land use hearing officer have all recommended against it. So have scores of neighbors who signed a petition objecting to the bright lights and metal buildings a sales lot would bring. Officials noted that the buildings violate required setbacks and said that a heavy equipment and recreational vehicle lot would not be compatible with the neighborhood. The County Commission at Fulwood's request referred the case to a zoning hearing master. It goes back to the County Commission on Tuesday. PETITION 06-0124 RUSKIN: This fast-growing area could get another 33 houses if property owners Gary and Patricia Swindle can get a zoning change for just under 9 acres here. The Swindles are asking to rezone the property north of Interstate 75, between 21st Avenue SE and Colding Drive, from agricultural rural to a planned development. Their design calls for an internal road running a rectangular course, with houses on either side of the road and lot sizes starting at 6,000 square feet. The Planning Commission has recommended the proposal, which goes to county commissioners on July 25. (PETITION 06-0850) GIBSONTON: An owner is asking to rezone nearly 6 acres between U.S. 41 and Lula Street north of Cedar Avenue. The property now accommodates a house and carnival equipment and carries a zoning category of residential show business. Irma White is seeking a change to residential multifamily and could build up to 30 units if commissioners grant the request. County transportation official Charles White did not object to the proposal, but reported that developers of several projects next to U.S. 41 S are now trying to get their properties rezoned in order to begin building. Once these projects come online, U.S. 41 will likely sink to an unacceptable level of service, White wrote in a review of the application.
