Zoning

141 new homes may sit on 40 acres in Valrico

VALRICO: A subdivision near Crosby Road and east of Miller Road could bring another 141 houses to the area. Property owners Marcus and Sarah Williamson are asking to rezone 40 acres from agricultural to a planned development.

County staffers have signed off on the proposal but are asking the developer to fund a traffic study and improve Miller Road from the north side of the railroad tracks to Crosby Road.

Several neighbors objected to the proposed subdivision before a zoning hearing master on June 19, saying that the houses would increase traffic, overcrowding and flooding.

County commissioners hear the case Aug. 8. PETITION 06-0999

 

RIVERVIEW: A developer wants to build as many as 60 houses south of Desoto Road and west of Providence Road. Tibbits Enterprises is asking to rezone 10 acres from agricultural to residential.

The plan calls for lots of at least 7,000 square feet near U.S. 301. The developer will keep a number of trees to buffer noise from the road.

The project goes before a zoning hearing master Wednesday and to the County Commission on Aug. 8. (PETITION 06-1071)

 

RUSKIN: Growth comes to an undeveloped pocket north of Interstate 75 and east of 27th Street SE, if the County Commission backs an owner's plans. Alexander Joachim is asking to rezone 4.5 acres from agricultural to residential to allow for 18 houses with lot sizes ranging from 6,000 to 7,500 square feet.

The County Commission hears the request on Aug. 8. (PETITION 06-1069)

 

BRANDON: Morse Operations wants to modify its planned development zoning to expand two auto dealerships on the northwest corner of Brandon Town Center Drive and Causeway Boulevard.

The company bought 3 acres north of Ed Morse Cadillac and Saturn of Brandon, bringing its total property to 9 acres. The dealer would expand the total building area to 60,000 square feet, with 35,000 square feet devoted to vehicle service.

The modification request goes to the County Commission on Aug. 8. (PETITION 06-0413)
