What is zoning?

Zoning regulations determine how someone can use or develop their property.

How do I get a property's zoning changed?

There are four basic steps:

1. Send an application to the Planning and Growth Management Department. Various agencies will review.

2. The application goes to a review board. Depending on what you want, it will be heard by either the zoning hearing master or the land use hearing officer.

3. The hearing officer reviews requests at a public meeting on the second floor of the County Center. The public can speak for and against it.

4. The County Commission hears the issue and can accept or reject the hearing master's recommendation.

How do I look up an application?

You can go to the County Center, 601 E Kennedy Blvd., 20th floor. Or, if you know the project's application number, you can find it online. Be sure to remove pop-up blockers. Fill in "public" for your user ID and password.

How can I appear to speak for or against a zoning?

Show up at the County Center 15 minutes before the scheduled starting time and sign a list posted outside the second-floor boardroom. When the petition is called, an official will ask whether anyone wants to speak for or against the request. You also can write a letter or e-mail to the county regarding the request. Only people who have already spoken at a land use or zoning hearing or written to the county can address the County Commission on that same matter.

When do the review boards and County Commission meet?

All meetings are held at the County Center, 601 E Kennedy Blvd., second floor. The zoning hearing master meets at 6 p.m. Mondays or Tuesdays with dates varying each month. Land use hearings start at 9 a.m. every third Friday. The County Commission meets at 9 a.m. on the second and fourth Tuesdays of each month.
