LOCATION: 2315 W North A St., one block north of Kennedy Boulevard between Howard and Armenia avenues

DEVELOPER: Mountain City Investments Group LLC

DESCRIPTION: Eleven townhomes in a total of four buildings. Units range from 1,412 to 1,431 square feet and have two bedrooms plus den, 21/2 baths, and a two-car garage.

PRICE: $300,000 for interior units or $305,000 for end units; nearly half are sold.

DESIGNERS: Courter Homes Inc. of Tampa

AMENITIES: Ceramic tile in wet areas; designer cabinets; tropical landscaping. Optional upgrades include hardwood floors, granite countertops and stainless steel appliances. Some homes have views of the downtown Tampa skyline.

WHAT THEY'RE SAYING: Candace Courter of Courter Realty Inc. recalled a time "when no South Tampa resident ventured north of Kennedy, not even a block."

Today, "north Hyde Park is one of the best investments of South Tampa. La Casetta is ... only three blocks south of the soon-to-be redeveloped Fort Homer Hesterly Armory. We are priced appropriately and have found that our base price is $40,000 below the nearest comparable new construction townhome."

TIMELINE: Construction has started and is scheduled to end in 10 to 12 months.
