Plans for mall are sign of parkway's influence

A developer proposes a 17-acre mall at SR 52 that would offer retail buildings, a restaurant, a carwash and a gas station. Its name? Suncoast Mall.

LAND O'LAKES - It is another sign of the northward sweep of the Suncoast Parkway's commercial appeal.

Site plans for a 17-acre mall at the Suncoast Parkway and State Road 52 have landed on the desks of Pasco County planners.

Bordered by the Deerfield Lakes development to the north and Oak Ramble Drive to the east, the mall would sit at the northeastern corner of the intersection.

Called the Suncoast Mall, the plans show three retail buildings, a restaurant, a carwash and a gas and convenience station.

"We have a Shell station, a Dunkin' Donuts, a Subway going out front - those are the three positives we have," said Randy Maniscalchi, who is managing the project. "We haven't really been pushing tenants yet."

The two larger-sized retail buildings are 20,800 square feet each. A smaller third retailer would take 16,296 square feet, and the restaurant stands at 8,000 square feet.

The Shell gas station is proposed to have 12 pumps.

Some 335 parking spaces are proposed in the plan by engineers and architects DR Associates of Tampa.

County records show the currently vacant property is still owned by Mabelbridge Corp. of Germany. A Swiss businessman had expressed interest in commercializing the parcel last year.

Site plans now show the owner and developer as Stacy & Jennifer Enterprises, a Tarpon Springs outfit. Maniscalchi said the site is being purchased from Mabelbridge, and is expected to close by November.
