A look at a new development in our midst.

LOCATION: 807 S Howard Ave., one block south of Swann Avenue.

DEVELOPER: RWHO LLC

DESCRIPTION: Condominium conversion of 807 SoHo apartments. Each of the 28 units is 850 square feet, with two bedrooms and one bath.

PRICE: $199,000

ARCHITECTS: Rojo Architecture

AMENITIES: Each unit comes with a rebate for interior renovations. "Instead of us picking carpet and paint colors, we're giving each buyer a $5,000 allowance to spend as they choose," said Jackson King of Rick Wolfe & Associates. Exterior renovations will update landscaping and architectural details, and add a grill station and cabana to the pool area.

WHAT THEY'RE SAYING: The current art deco style of the buildings will be updated to a contemporary South Beach look, King said.

TIMELINE: Renovations are expected to begin in four to six weeks and last four months.

MOVE-IN DATE: Early 2007. Until then, buyers will be able to rent the units as apartments if needed.
