Zoning

20-acre parcel is zoned for homes

VALRICO: An area already approved for subdivisions will get one more. The County Commission recently approved a zoning request for 20 acres sought by property owner Beverly Lewis. The action involves a parcel south of Durant Road and east of Martin Road, and changes it from agricultural to residential.

Plans call for 118 houses with 7,000-square-foot lots. Both sides of the proposed development have already been approved for housing. PETITION 06-1333

 

BRANDON: A developer's modified plans for 192 townhouses west of S Kings Avenue and north of Lumsden Road got the desired rezoning from the County Commission on Sept. 12.

The property for the proposed Kings Crossings is being used for a golf driving range and batting cages.

D.R. Horton Homes sought the modification for 16 acres owned by Ace Range Inc. The driving range is an interim use.

A zoning hearing master in May recommended against the modification, siding with neighbors who argued that the proposed townhouses were too tall and would stand too close to their homes.

D.R. Horton has since dropped building heights from 46 to 33 feet, and pushed the southwest corner of the project away from residences. (PETITION 06-0696)

 

BRANDON: A pocket of agricultural land bounded by highways will now host an industrial park. CVISTA, a Highland City developer, wants to rezone 13 acres from agricultural to a planned development just north of where Interstate 75 crosses U.S. 301.

The company wants to use the property as a laboratory with space for research and development and a warehouse. The County Commission approved it Sept. 12. (PETITION 06-0996)

 

GIBSONTON: After being denied a zoning change in 2005, a property owner revised his request for a townhouse development south of Symmes Road and west of U.S. 41. This time, the County Commission approved the request.

The proposal calls for 23 townhouses and one house.

Nasr Abuoleim tried last year to have the property rezoned from agricultural to a planned development, but he withdrew the request after county staffers found that it exceeded maximum density requirements. (PETITION 06-1038)
