Southshore Falls

A look at a new development in our midst.

LOCATION: 204 Shell Falls Drive, Apollo Beach.

DEVELOPER: Centex Homes

DESCRIPTION: 860-home development for those 55 and older. Houses configured as single family, duplex and fourplex, all single story. Square footage will range from 1,362 to 2,544. Floor plans will have two bathrooms with either two or three bedrooms.

PRICE: $189,900 to $320,000

DESIGNER: Designed in-house by Centex Homes Tampa Division.

AMENITIES: Two-car garages; lanai; optional granite counters and stainless steel appliances; clubhouse with Internet cafe, billiards and card room, library, TV lounge, ballroom, and full-time activities director; two pools; bocce ball courts; and walking trails through oak tree preserve.

WHAT THEY'RE SAYING: Centex director of marketing Andrew Carmody said choosing a home for the latter stages in life "is a big decision for our buyers, for what should be the fun time in their life. It's really a destination spot for our buyers, a bit of a tropical enclave if you will, amid a lot of nearby development."

TIMELINE: Construction of the first of three phases began in late 2004 and was completed a year later. Phase 2 started in late 2005. Carmody said its completion and the start of Phase 3 will be determined by sales.

MOVE-IN DATE: First residents arrived in fall 2005.
