Description: Two-story commercial office building with 9,000 square feet. LIST Group expects to find a single buyer but will divide the space into commercial condos if necessary, group co-owner John Lum said.

Price: $2.25-million

Architect: Jeff Conner, AIA

Amenities: Raw "shell" finish ready for custom interior build-out, ADA compliant with handicapped-accessible restrooms on each floor, Cat 5 prewiring for Internet, elevator, 25 covered parking spaces.

What they're saying: The building's architectural style pays homage to the Fort Homer Hesterly Armory, which sits across Howard Avenue. LIST followed guidelines to make West Tampa more pedestrian-friendly by locating parking behind the building and landscaping the front, Lum said.

Timeline: Construction on the building is under way and expected to be complete by January. At that time, a custom interior buildout in accordance with the buyer's needs could begin, Lum said.

Move-in date: Spring 2007, after buildout.
