Proposal would mean condos, retail

Apollo Beach: A developer will try Wednesday to convince the County Commission that a 73-acre property south of Leisey Road between U.S. 41 and the CSX railroad tracks is ripe for a mixed-use project.

Council Bay Farms wants to build 296 condominiums and 300,000 square feet of retail space, with another 335,000 square feet for office and warehouse uses. Before a zoning hearing master in November, Kevin Mineer of the Genesis Group described a big-box anchor tenant, with other shops and service businesses.

The development would lie near the recently approved Waterset community, which could produce as many as 4,500 units, and planners spoke before a zoning hearing master in November about managing traffic flow. Mineer told the hearing board that the developer is trying to ensure adequate parking for commercial activity and has even designated a spot for a passenger rail station, "in case CSX ever decides they'll allow transit on it."

Riverview: Property owner Tarya Tribble moved closer to rezoning one-third of an acre northwest of Hackney Drive and U.S. 301 from residential to commercial neighborhood to house a law office or other professional use.

Neighboring properties have converted from residential uses to a grocery, gas station and accounting office. Before a zoning hearing master in November, Planning Commission staffer David Hey testified that the site would present few adverse impacts and is consistent with a pattern of development in the area.

The case goes to county commissioners on Jan. 10. Petition 06-1673

Brandon: A fire sprinkler manufacturer is asking to rezone a property just under an acre south of Fisher Road between Interstate 75 and Falkenburg Road from agricultural to commercial. The Planning Commission told a hearing master that Universal Fire System would resemble other light industrial businesses in the area.
