LOCATION: 808 N Franklin St. at E Polk Street.

DEVELOPER: Novare-intown Tampa Development, LLC, a joint venture between intowngroup of Tampa and Novare Group of Atlanta

DESCRIPTION: A 34-story condominium tower with 395 residential units and 15,500 square feet of retail space on the ground floor. Condo units have one or two bedrooms and up to 21/2 baths.

PRICE: From the low $200,000s.

ARCHITECTS: Rule, Joy, Trammell + Rubio of Atlanta.

AMENITIES: Floor-to-ceiling glass; 10-foot ceilings; balconies; stainless-steel appliances; granite counter tops; fitness center; club room; swimming pool; high-speed Internet; and pre-wiring for satellite television. When residents enter the building, a thumbprint key system will trigger a custom display of art on flat-panel monitors in the lobby. A "virtual concierge" will keep track of messages and package deliveries.

WHAT THEY'RE SAYING: "After we deliver Skypoint (an intown-Novare project under construction on Ashley Street), it'll be a little more evident. We build a vertical community... [where] you're probably more prone to know your neighbor," said Greg Minder, president of intowngroup. It's "a lifestyle we think our buyers are looking for: privacy in their own home, quality of living at a reasonable price, and an extension of the living room with the retail concepts we put in," he said.

TIMELINE: Construction began in December and is expected to last two years.

MOVE-IN DATE: December 2008 or January 2009.
