A look at a new development in our midst.

LOCATION: 1700 W Kennedy Blvd. between Packwood and Rome avenues.

DEVELOPER: Italiano Development Co. of Tampa.

DESCRIPTION: A four-story, 88,000-square-foot office building with 16,900 square feet of retail on the ground floor. An adjacent parking garage will have 36 residential apartments wrapped around its exterior.

PRICE: Retail spaces will lease for $37 per square foot; offices for $24 per square foot. Tenants will pay all operating expenses, including taxes, insurance and utilities. Lease rates for apartments are still to be determined.

ARCHITECTS: Beck.

AMENITIES: Class A office building with luxury finishes; four parking spaces per 1,000 square feet; shell finish in office and retail spaces ready for custom buildout.

WHAT THEY'RE SAYING: The project was initially touted as office condominiums; residential units were added in response to requests from neighborhood residents, and at that point the developer opted to lease rather than sell, said Jim Crews of Bishop & Associates, marketing agent for the project.

TIMELINE: The project is expected to break ground in July and be complete in fall of 2008.
