LOCATION: 3215 W Swann Ave. between S MacDill Avenue and Henderson Boulevard.
DEVELOPER: Oakmont LLC of Miami.
DESCRIPTION: Condominium conversion of Oakmont Apartments, a two-story building with 30 residential units originally built in 1956. Units range from about 600 to 800 square feet and have one or two bedrooms and one bath.
PRICE: $148,000 to 215,000
AMENITIES: Units are divided into two groups: upgraded and standard versions. Upgraded units have new granite countertops, stainless-steel appliances, cabinets, crown molding, baseboards, and hardwood and tile floors. Standard units have Corian countertops, cabinets, and white appliances from the previous owner's 2003 renovation. The building has a new roof, exterior paint and landscaping.
WHAT THEY'RE SAYING: "[At] $30-50 under the market per square foot ... we're relatively underpriced for the area," said Chris Eastman, manager and co-owner of the project. Miami-based the Force Group, which is handling sales and financing, will offer a variety of buying incentives, he said.
TIMELINE: Construction has progressed slowly since 2005 and is scheduled to be complete by March. Five units have already sold.
