Increase to 50 feet in height turned down

VALRICO: The County Commission earlier this month returned a zoning request to the drawing board.

RGG Properties will go back to a zoning hearing master after downsizing a request to add four floors of office space to a retail building at the northwest corner of State Road 60 and Church Street.

RGG wanted to increase the building's commercial use from 26,000 to 57,000 square feet. In siding with a 4-2 majority, Commissioner Rose Ferlita said the proposed height increase to 50 feet is not compatible with surrounding businesses.

The request goes to a zoning hearing master on April 5. Petition 06-1695


RIVERVIEW: Property owners Dawn and Albert Carapella will take their zoning request back to a zoning hearing master. The developer sought to change 2 acres at 10760 Bloomingdale Ave. from agricultural residential to office retail.

A previous owner applied in 2005 for multifamily rezoning as part of a 14-acre tract before withdrawing that request.

The Planning Commission has called the proposal incompatible with surrounding development, which is mostly residential.

The case was to be heard by county commissioners Feb. 13, but will now go to a zoning hearing master on April 5. Petition 06-1386


APOLLO BEACH: Commissioners also granted HB Prime Sites III the right to modify its planned-development zoning. The developer can now build 65 houses east of U.S. 41 and the CSX railroad line and northeast of Elsberry Road.

The modification eliminates the property's current use as a site for more than 200 recreational vehicles, with lot sizes ranging from 4,400 to 6,000 square feet. Petition 06-1680
